What Determines Commercial Painting Costs in Arizona?
A commercial painting budget depends on the actual project. Gilbert’s Painting requires an onsite evaluation before providing a quote. We assess the painted surfaces, preparation, condition, access, products, colors and repairs, along with the building’s use and scheduling needs.
Published dollar ranges, per-door rates and prices per square or linear foot cannot establish the cost of your property. We do not offer replacement price ranges on this guide. The written scope and onsite inspection are the basis for an estimate.
Define the Scope Before Comparing Prices
Identify the buildings and surfaces to be painted. Walls, ceilings, doors, trim, railings and other metal features each add work. Separate painting from repairs so you can see what is included. Product selection, color changes and access arrangements also belong in the estimate.
Multifamily Properties and Condominiums
The number of units is only part of the scope. We also inspect shared areas, building height, stucco and wood condition, access and any occupied areas that affect the work. A price based only on a door count would leave those differences out.
HOA Walls, Fences and Common Areas
For an HOA project, wall and fence measurements need to be considered alongside surface condition, repairs, access and the coating system. Metal work needs its own assessment. Confirm which areas are included and any community scheduling requirements during the walkthrough.
Retail, Office and Industrial Buildings
Occupied buildings need a plan for access and the work around staff, customers or tenants. High walls, detailed surfaces, repairs and the selected products affect the quote. Discuss the hours when work can take place before the estimate is prepared.
Metal Coatings and Electrostatic Painting
The metal surface, existing coating, preparation and site conditions determine the proposed treatment. Ask us to assess whether electrostatic application is suitable for your project. Any electrostatic coating or manufacturer warranty is separate from the general workmanship warranty and must be confirmed in the written project terms.
Compare the Work Included
Review the surfaces, preparation, repairs, products, access, schedule and cleanup in each bid. Check exclusions and how a change in scope will be priced. A written estimate helps you compare the actual work, rather than a rate that assumes every building is the same.
