Commercial Exterior Rehabilitation at Arizona Exotic Animal Hospital, Mesa, AZ

Arizona Exotic Animal Hospital sits in a high-visibility commercial building at 744 N Center Street in Mesa, near Center and University. The building has good bones, it was a bank in an earlier life, but years of desert sun had left the exterior in rough shape. It needed more than a fresh coat. It needed the underlying failure fixed.

The problem: a finish that had already let go

When our crew walked the property, the stucco body was chalking and peeling across the building, worst of all on the west elevation that takes the hardest afternoon sun. The metal was in the same condition: the covered parking structures, fascia, window surrounds, entry metal, and a dumpster enclosure that had peeled down to raw metal in places. Up front, the drywall ceilings and beams in the entry corridor had cracked.

The root cause was not the paint, it was the prep underneath it. The previous coating had gone on without proper surface conditioning, so it never bonded, and a repaint over the top of a failing finish just fails again. Our first power wash made the point for us: it took off a large amount of the old coating on contact.

The solution: a commercial-grade system built to hold

We treated this as a full rehabilitation, not a recoat. The crew power washed the entire building, stripped the failing coatings, and patched every crack. On the failed and peeling zones we applied Sherwin-Williams PrimeRx Peel Bond primer, and on the problem elevations we ran an acrylic conditioner so the topcoat had a stable surface to grip. Rust spots on the metal were spot-primed. For the metal structures and the dumpster enclosure, we used a metal-specific primer followed by a direct-to-metal (DTM) system, which holds up far better on powder-coated and previously overpainted metal than a standard coating. The body then got a Sherwin-Williams SuperPaint exterior topcoat, roughly 45 gallons across the building, with a multi-surface acrylic on the mixed surfaces and fascia. Foundations were scraped and coated, and the parapets and scupper areas up top were addressed to keep the building envelope sound.

Color chosen for the long run

Instead of a generic color match, we specified two catalog Sherwin-Williams colors very close to the existing tones: Practical Beige (6100) on the body and Portabello (6102) as a darker accent on the entry metal and trim. Recording real color codes rather than a match note means the hospital has the exact formulas on file at Sherwin-Williams under their address, so any future touch-up is simple. Where metal wrapped around the building we kept some elements in the body color on purpose, so the accent reads as a deliberate detail instead of random dark pops around the property.

What we did, and the one thing we didn't

The scope covered the monument sign, the metal covered parking, the dumpster enclosure, fascia, parapets and perimeter walls, the foundations, and the drywall ceilings and beams in the front corridor. The one piece we left alone was the front pony wall, which had been painted separately by others and still looked good, so repainting it would have risked a visual mismatch for no real gain. We walked the client through that call on site.

Finished during business hours, without the disruption

This is an operating animal hospital, so the work happened during business hours. The hospital’s team told us afterward they were impressed with how clean and efficient the crew was, and how little the day-to-day was disrupted while a full exterior rehabilitation went on around them.

The result

The building reads as a single, cohesive property again, and the west elevation that had been peeling the worst is now one of the best-looking walls on site. Because the system was built on real prep, it is made to last, and it is backed by a Sherwin-Williams warranty on the coatings. We left the labeled paint on site for the maintenance team and put the colors on record at Sherwin-Williams, and we scheduled a post-completion check-in to confirm everything is holding.
